Located in Lawrence, Kansas, this project was performed in two phases – first 90,000 square feet, followed by 60,000 square feet. The cost of the two phases was $6.7 million and $4.5 million. Phase two houses space for contract work direct for the IRS as part of the E-Fast program.
The mechanical system is air-cooled direct expansion roof top, variable air volume. The conditioned air is delivered to the spaced via cooling only VAV terminals. The heating is by perimeter fan units with hot water heating coils. Heating water is produced in a pair of steel tube, gas fired boilers arranged in a primary secondary pumping arrangement.
The electrical service to the facility is 277/480 volt three phase with a total capacity of 5,200 amps and is completely backed up by diesel generators. Each electrical closet is provided with a 277/480 volt lighting panel and multiple 120/208 volt step-down transformers and panels with TVSS surge protection yielding 7.0 watts per square foot of useable power. The lighting is via three lamp fluorescent troffer with T8 lamps and solid state ballasts. The exterior doors were equipped with optical scanner and touch-pad access control to limit the access to the building and provide additional security.
