Wakarusa Corporate Centre is a 50,000 square foot speculative office building in Lawrence, Kansas.  The shell construction cost was $3.2 million.  The two-story entry is highlighted with high-end finishes and lighting.

The mechanical system is comprised of indoor modular variable air volume air handling units located in the penthouse and serviced by air-cooled condensing units.  The conditioned air is delivered to the space via fan-powered VAV terminals with integral hot water heating coils.  Heating water is produced in a pair of steel tube, gas fired boilers and delivered using primary-secondary pumping.

The electrical service to the facility is 277/480 volt three phase with a capacity of 1,600 amps.  Dedicated electrical closets are provided with a 277/480 volt lighting panel, 120/208 volt step-down transformers, and panels for general power.  Also included is a 120/208 volt K-13 rated step-down transformer and panels for computer power, complete with TVSS surge protection.  The lighting is via three lamp fluorescent troffers with T8 lamps and solid state ballasts.  Provision for low voltage wiring is via cable tray terminating in the dedicated Data/Phone rooms.
